(2008-05-03) This is the worst apartment I've ever lived in. Not only did i get pushed into a lease but i wasn't able to see my apartment for four months while another couple still lived in it. As far as the owners maintaining the apartments, well lets just say i have had a hole in my ceiling for a month and a half now and still no repairs. cream colored carpets with black stains the magically appear, one toilet has not worked since i've been here. I also have only one bath tub that works. But I think the kicker is that the leasing manager changed my lease without consent. She changed it from a one year lease to a two year lease and refuses to change it. They're are tons of problems wrong with these apartments. Do not let them sweet talk you into a lease. If necessary ask to see the apartment (not the model they don't look alike) before you sign. They legally can let you see the apartment with consent from the present tenants. I have learned my lesson and this won't happen to me again. Be wise 0.5 stars

(2009-02-05) I would not recommend living at Chadwick Place because it is horriable. They will sucker you into a long lease and then it will be hard to get out of it. There are roaches and whatever other bug you can think of in the apartments. The maintanace guy does not know what he is doing when he comes to "fix" things. And if you live on the bottom floor you can hear everything that is going on upstairs. This place is very disappointing with no privacy. Also they have had two cars blow up and the dumpsters set on fire and they still don't know who did it. I hope this information helps when looking for apartments. 0.5 stars

(2009-04-24) These apartments are the worst ever I have lived in. First of all the front talked us into signing a three year lease by lowering the price of the apartment for us and making it sound really nice. I do not recommend living here because there is no way out of the contract. This place has had the most bugs I have ever seen in my entire life. We have had roaches, spiders, and red wasp fly into our vent in the bathroom. The next thing is the maintenance sucks, the toilets always get clogged and sometime doesn't work and when you put in your work order it takes the so called maintenance guy a week to get to it. Then they make you pay a pet deposit and when go to move out they try to make you pay 1300 for them to replace a clean carpet. And one last thing they raise your apartment price by word of mouth and tell you they will evict you if you do not pay there raised amount. They do not write this new amount down. I do not recommend this apartment to anyone because you will get screwed over. 0.5 stars

(2009-08-01) I FULLY AGREE WITH WHAT EVERY ONE ELSE SAYS I WAS LIVING THERE WHEN THE CARS BLEW UP . I SIGNED A 6 MONTH LEASE (OR AT LEAST I THOUGHT) THAT TURNED INTO A 2 YR LEASE MY TUB HAD A WHOLE IN IT WHICH LEAKEDINTO MY LIVING ROOM AND IN THE OTHER BATHROOM THERE IS A BIG DOODOO STAIN IN THE ROOF THATS RIGHT MY UPSTAIR NIGHTBOR SAID HER TOILET WAS STOPPED UP FOR A MONTH ..EWWWW AND THE MAINT. MAS MUST HAVE THE IQ OF A 5 YR RETTARD PLEASE DO NOT MOVE THERE. IF SOMETHING IS BROKE IT MIGHT GET PATCHED UP IN A WEEK OR SO BUT IF ANYONE IS A DAY LATE ON RENT THE LOCKS ARE CHANGED I HAPPEN 0.0 stars

(2010-07-27) These apartments are terrible. They seem like they would be nice since they're cheap and close to campus, but they have lots of problems. Instead of replacing old wallpaper they paint over it. They also put wallpaper over any mold stains in the bathroom. The bug problem can not be emphasized enough. Bugs of all shapes and sizes that you've never seen before will show up in your apartment. These apartments also smell dank and old. Everything about these apartments and their maintenance scream "cheap". 1.0 stars

(2010-07-30) The only benifit this apt. complex offers is the proxcimity to the campus. Also, I will say that I have read complaints about bugs, I myself did not suffer from that particular problem. HOWEVER, I did face poor management and extremely poor maintenance. Charles, the maintenance man, is really rude and not at sympathic to your needs. When moving into the apt. I asked about the air conditioning bc it didn't seem to be cooling the space (it had been on for 3 days before hand)... his response was that the air needed to run a few days and to seep through the walls. I was under the impression it ran into each room through duct work... Also, concerning the air conditioning, later that year in the summer, the air quit working all together. This happened on a weekend when no one is in the office. My roommate and I called the emergency contact number provided, it went straight to and answering machine. Multiple messages were left throughout the weekend without any communication actually established. In addition to the calls we also placed a work order. The following Monday, Charles inspected the unit and said that it needed a break. I shouldn't expect it to run on 60 degrees continuously that it was and older unit, that even newer units needed breaks. I then replied, "it doesn't stay on 60 degrees all the time, that although I do prefer it cold my roommate does not, and it does run on 70-75 degrees. Also, I turn it up enough to cut off when cleaning so that I can open windows." He insisted that it I couldn't run it on 60. I asked "why not bc I pay to live there as well as pay my own utilities bill. I feel like I should be able to live in whatever temp. I feel is comfortable, and that bc I pay rent it is there responsibility to make sure things work the way they should." He then proceed to storm out and slam the door. From that point on it was a constant "battle" according to Lisa the office manager. In addition to that weekend, the week of July 20th, I came home to a hot apt. the main power switch outside had been turned off. There was no notice to be found. My cats were staying inside the closed up apt. while I had been away.(I'm glad I didn't have an elderly parent or something living there..) I later learned that Charles took it upon himself to cut it off to give the unit a break. That he needed it rest before working on the unit. This information was learned on Sat. the 24th by roommate, who happened to run into Lisa. I should mention that this is also the weekend that we're moving out and temps were in 100's. Besides the air conditioning our water heater also quit working during the winter of that year. Which also happened over a weekend, at this time however they hadn't provided any kind of emergency contact number. So a work order was placed and we made other living arrangments that weekend. Charles did act promptly, although all he did was to turn up the water temp. Throughout that month I had to call every day or every other day to complain of no hot water. Finally Charles replaced the thermostat, which allowed for some hot water. The hot water never lasted for long after that... I just got tired of complaining when the results never seemed to fix the problem. Another issue we faced was a $1,200 fine for carpet damage. Lisa, the office mang., who did a partial inspection claimed there was burn and pet damage. There was a burn spot from the previous tenents that we reported on the damage list upon moving in. The "pet damage" was frayed areas in each of the bedroom door frames. Identical damage that any other person would know was from regular wear. It was right where the doors opened and closed. I should also mention that even though we did have animals (2 dogs, 2 cats) that both cats were/are declawed. The dogs stayed in crates in the livingroom when no one was home. (2010-08-29) I feel that the previous posters have been extremely unfair in their justification for low ratings. These apartments are indeed older. You shouldn't expect everything to be in pristine condition! If that's what you're looking for, expect to pay 2 or 3 times as much (or have a nice commute to campus every morning). I live on the first floor, and yes, if your upstairs neighbors are loud, you will hear them. But that's true just about at any apartment. My air conditioner works fine and keeps the apartment cool. The reason Charles (the maintenance guy) says not to put the AC below 70 degrees F is simply the fact that older air conditioning units can freeze up if they run for too long. If the unit freezes up, damage can occur. In my experience, Lisa and Charles have been very helpful and friendly. I had a small bug problem for the first few days, but I took it care of it using some off the shelf insecticide and sealing any gaps in the wall (e.g. wall outlet not flush with wall). Have not had a problem since. The toilets are not of the best quality unfortunately. I had to replace my shower head, but that wasn't too big of a deal. All appliances have been working great, and I've had no issue with them. Overall, there are some problems with Chadwick. But every apartment complex does (*cough* 21 apartments' new management). For the price and location, I feel as if Chadwick is very comfortable and nice place to live. 4.5 stars

(2011-01-18) Ive been in the apartment now for a day under two weeks. Last week there was an odd period of below freezing weather which caused our pipes to freeze and burst the faucet. We told maintenance immediately, and I proceeded to leave town for the weekend. Upon arriving the following Monday (MLK day.) My roommate began telling me that the manager had demanded payment by the end of the day that monday (still MLK day), or our locks would be changed. The next day just before 8am the maintenance man open our apartment came into our rooms, told us to get up and get out that he was changing the locks. He said if we didn't they would call the cops and have us kicked out. Now I wasn't going to leave but my roommate paid him by check and he put the old locks back on. They 'claim' its in our lease that they can do that, that however is outrageous and incorrect. In short, they repaired our faucet during Martin Luther King day, a national holiday, and demanded payment by the end of that day. The next morning they proceeded with trying to kick us out and change the locks. And Ive been here 13 days. When I asked to see the itemized repair costs, which I was paying for, the faucet listed for 70 or 75 dollars. The same faucet, which we were told was bought at Lowe's, cost 47 dollars. Both myself and the owner of this unit are being cheated. 0.0 stars

(2011-07-27) I think the above posts have been very unfair regarding Chadwick Place because I have lived here going on three years and never experienced all the drama they are reporting to have experienced living here. I have had bug problems but they are never extreme and no bugs just "show up" in the apartment either. We did have a wasp come in through the vent but they took care of the nest that had developed promptly. They are always there when I need them and they are always helpful and friendly. They have actually treated me like one of their children on several occasions. They will check on your animals and take them out for you if requested because I have two dogs and many occasions I have been gone for long periods and asked them to check on my dogs and they have. The apartments are a bit old but thats expected in a place like this but despite that they are quite comfortable and they feel very homey. They are painted in the prettiest colors and they are spacey for sure. It doesn't feel like an apartment when I am here. I do hear my neighbors who live above me but thats to be expected and thats to be expected in any apartment you live in however, none of this ever makes me want to move out of here. Everything is always fixed that day or the next day. I am very satisfied living here and I would recommend this place to anyone who is looking for a safe environment and somewhere close to campus!! Don't place your judgements without looking at the apartments and talking to management first. Mrs. Lisa and Mr. Charles are very fun people and they are always looking out for their tenants. 0.0 stars
